Condition Surveys


We work with MAT (Multi-Academy Trusts), Academies and Independent Schools on their Condition Surveys.


A condition survey is both a descriptive survey of the condition of the property as well as an elemental and graded survey of a property.  This enables the client to categorise each individual element and assign a rating against each element, enabling works to be prioritised within an ongoing maintenance schedule. 

Our Condition Surveys are carried out using the latest software on hand-held iPad devices which enables a consistent approach to all Condition Surveys for MAT’s, Academies and Independent Schools. 

Once each element is categorised we are able to put approximate costs against each item and produce a maintenance schedule for the School.

The maintenance schedule can be downloaded onto the Academy’s own software and made into a priority assessment for MATs.

We are able to conduct our Condition Surveys during school and term time if a quick turnaround is required, using our fully DBS qualified team of Surveyors and Architects. 

To date we have produced over a hundred Condition Surveys for individual Academies and MATs, as well as educational support companies.

As part of ODST taking on new Academy schools, Grayling Thomas were employed for Condition Surveys on 16 of the Trust’s school sites across a period of 2 years. These included Primary and Secondary education sites. Grayling Thomas agreed the scope of the service with ODST’s Premises Team and the format was agreed across the entire portfolio. ODST now utilise the Condition Surveys as part of their school’s priority funding allocation.

Grayling Thomas were commissioned to work with Brighter Futures for Children on their community and education portfolio within a very tight timeframe. Grayling Thomas delivered 14 abridged condition surveys within an 8 week timeframe. The extent of the reports was set out and agreed with the senior team at Brighter Futures for Children. Grayling Thomas produced the surveys during operational hours with no disruption to staff and pupils at the various sites.
