Grayling Thomas Architects- Leading Oxfordshire Architects
We are a multi-award winning RIBA Chartered Practice, based in Oxfordshire and Cambridgeshire, with a dedicated team, capable of delivering multi-million pound projects across the UK.

Our Ethos
At Grayling Thomas Architects, our ethos is rooted in collaboration, trust, and a genuine commitment to creating spaces that make a difference. With extensive experience in education, residential, commercial, and community projects, we design buildings that are not only innovative but also practical, welcoming, and tailored to the people who use them every day.

We know that successful projects are built on strong relationships. By working closely with our clients, we ensure every project is carefully aligned with both vision and budget. Our role is to guide you through the process with clarity and confidence- from surveys and funding support through to design and delivery.

For us, architecture is about more than buildings. It’s about shaping environments that support learning, living, and working- places that inspire people and stand the test of time.

Our Project Process

We know that taking on a building project can feel daunting, from budgets, timescales, approvals, and the question of “will it actually work for us in the end?” Our role is to take that weight off your shoulders.

At every step, we think ahead, spot risks early, and keep the project flowing smoothly.
Stage 1- Discover & Define
-
Every successful project starts with listening and understanding. We begin by looking carefully at your site and buildings, often through detailed surveys, to highlight opportunities and any urgent issues.
-
We meet with your team to understand how spaces are really used day-to-day, and we shape this into a clear, realistic brief. Where funding is needed, we guide you through routes such as CIF, Salix, or LCVAP, helping you see what’s achievable within your budget.
-
The outcome: clarity. You’ll leave this stage knowing exactly what’s possible, what it might cost, and how long it could take.

Stage 2- Design & Approvals
-
Once the brief is agreed, we bring ideas to life. We sketch, model, and test concepts with you, so you can picture how spaces will work in practice.

-
As the design develops, we coordinate the technical detail with specialist consultants- from structural and energy performance to acoustics and accessibility, making sure nothing is left to chance.

-
We also prepare and submit planning and regulatory approvals, and we work with cost consultants so budgets are kept in check.

-
The outcome: confidence. You’ll see a design that not only looks exciting but is also buildable, affordable, and fully approved to move forward.

Stage 3- Build & Deliver
-
This is where everything takes shape. We stay closely involved during construction- overseeing progress on site, managing queries, and checking quality.

-
We ensure that when the project is handed over, everything works as it should, from specialist equipment to everyday usability. We also remain available afterwards, reviewing how the building performs once occupied and offering advice on long-term maintenance.

-
The outcome: certainty. You receive a finished building that’s ready to use, on time, on budget, and designed to serve you well for years to come.
