
Romford Public House Residential Conversion

This project involved the adaptive reuse and extension of a locally listed public house in Romford, resulting in the creation of nine self-contained luxury apartments. The development includes a mix of one- and two-bedroom homes, blending contemporary residential architecture with the retained historic character of the original building.

Energy-Efficient, High-Performance Construction
The new-build and converted elements were designed to exceed standard UK Building Regulations for air-tightness and insulation. Enhanced thermal performance ensures energy efficiency, improved comfort, and long-term sustainability.

Sustainable Technologies
Low-energy heating systems and roof-mounted solar PV panels contribute to reduced carbon emissions and lower operational costs for residents, aligning with sustainable residential design best practices.
Modern Layouts with Outdoor Space
Each apartment features an open-plan kitchen, living, and dining area, with many units also benefiting from private outdoor terraces. Layouts were carefully designed to maximise natural light, privacy, and spatial efficiency.
Retention of Historic Features
Although not formally listed, the former public house is locally recognised for its heritage value. Original materials and structural elements- including decorative glazed tiles, historic brickwork, and traditional fenestration patterns, were sensitively retained to honour the building’s past.

Urban Site Construction
Delivered by Gleeson Construction, the project overcame tight site constraints and complex demolition and build phases. The final result is a high-spec, architect-led residential scheme on a dense urban plot.
