Darkes Lane Social Housing

Grayling Thomas Architects are proud to present a new development that delivers high-quality homes in a sustainable town centre location. This project will provide eight social housing units on the site of an existing residential nursing home, addressing the Local Authority’s need for three-bedroom units or larger in the area.

Key Features:
- Compliance with National Space Standards and Building Regulations Part M**: Ensuring accessibility for wheelchair and ambulance users.
- Thoughtful Design: Minimising overlooking through strategic positioning of the new block and its windows and balconies, thereby protecting the residential amenity of adjacent properties.
- Energy Efficiency: New buildings will meet high energy efficiency standards, exceeding current Building Regulations.
- Amenities and Parking: The site includes vehicle and cycle parking, a dedicated refuse and recycling area, and private and shared amenity spaces.
- Respect for Heritage: The existing locally listed building is preserved, with its primary characteristics retained and complemented by rear extensions.

Our approach includes refurbishing the historic building and adding a new apartment block to the rear of the site. The development consists of eight units, with parking provided to meet 50% of Local Authority standards. The design respects the character of the existing building, with minimal alterations to the front elevations.

The Local Authority's urgent need for three-bedroom properties has led to the conversion of the existing building into four wheelchair-accessible apartments on the ground and first floors, with additional units in the extended attic space.
- Privacy and Amenity: A 19.8m window separation distance between the existing building and the new block ensures resident privacy. The new block is oriented to protect the privacy of neighboring properties and has limited windows on the gable sides for the same purpose.
- Efficient Use of Space: The new block is designed over ground, first, and roof spaces to maximise the building envelope, with all apartments being wheelchair accessible and equipped with lift access.
- Tree Screening: Retaining existing tree screening as much as possible to maintain site privacy.

This project exemplifies our commitment to creating sustainable, accessible, and high-quality housing solutions that meet community needs while respecting the existing urban fabric.
